NRP helps clients during new development or remodeling projects. Our role is to supervise the project from the land acquisition to the completion of the construction, making sure all the operations are being followed as planned. We will overview, analyze and control the construction and design management teams during the length of the project.

Transition Services

Naples Royal Properties is known for carrying out smooth, and time efficient turnovers of management for our Associations. We have accomplished this by coordinating a specialized team of individuals to perform the task of completing seamless transitions for all of our incoming properties. The transition team is equipped with a standard detailed checklist that they exercise vigorously in order to assure that all of the Association’s documents are successfully transferred, and then carefully archived under the care of our staff. 
In keeping with Naples Royal Properties paperless policy, once an Association records are in our possession, their most pertinent documents are scanned and stored into our database system from the date of hire. The transition team then works closely with our company’s in-house I.T. and accounting departments to ensure that all of the accounting related information is recorded within our computer software system. Thereafter, the physical copies of the Association’s documents are stored in the main office warehouse. Because NRP understands that every Association has pending matters, and that many of these may be time sensitive, we see to it that the newly assigned property manager plays an active role throughout the transition process, as this allows for immediate familiarization. ​


ACCOUNTING


Bookkeeping

Our finance department’s reputation is renowned within the industry for its efficient and accurate financial reporting. The department’s goal, in addition to executing all tasks with precision, is to establish with each Association a clear understanding of their account activity. Our finance department constantly examines Association finances, in order to reconcile any financial matters expeditiously. 


Financial reports are prepared monthly and include, but are not limited to the following:

Accounts Payable / Receivable

Our accounting department is expedient in its dealings with cash-flow in order to ensure timely and accurate budget management. 


  • All checks received are posted to each account.
  • Miscellaneous checks are listed in an excel format and copies are made for back-up Deposits are prepared on a daily basis and done remotely through a scanner if the bank provides the service, or sent with a courier if the bank doesn’t.
  • All lockbox reports are downloaded from the bank on a daily basis.
  • All unit owners enrolled in ACH are debited once a month.
  • ACH and Lock Box payments are posted on the next business day.
  • For all checks on “Reject Payments” status, the manager will receive an e-mail and must respond within 24 to 48 hours with instructions on how to proceed with payment.
  • Reports are generated and sent to the division manager on a monthly basis. Once returned with ranges, the accounts receivable is in charge of generating letters and having them mailed out.

We have built relationships with different banking institutions and they have provided us with the necessary equipment for the instant digital processing of checks. This means that once your maintenance payments are delivered to our office, they are immediately posted and the funds are electronically withdrawn. This process is time-saving and effective, as it greatly assists the association in viewing and regulating their cash-flow, while granting our accounts receivable department the capability of operating seamlessly.

WATER ENVIRONMENT

Pool / Fountain
Naples Royal Properties can provide for pool, spa, and fountain needs. We service pumps, heaters, filters, and pool and spa equipment. Our expert service technicians are trained to locate and repair any issue of your pool and spa with speed and efficiency. All work is fully guaranteed. 
We will tailor a program to fit your daily and weekly service needs, along with providing the chemicals necessary for each water environment. We are committed to providing every community with quality care. 
Maintenance service includes weekly stops to check and balance water chemistry, brush pool walls, clean tile, clean skimmer baskets, skim the water’s surface, and monitor all equipment.
